What we found works best is offering our customers options at different price levels. A “Basic Roof” would be considered a roof completed to Florida Building Code but with no bells and whistles. An “Intermediate Roof” would meet Florida Building Code minimum standards plus additional underlayment protection to add to longevity. An “Advanced Roof” will meet the Florida Building Coded minimus standards but would be the roof that I would want to give you if budget constraints weren’t as tight.

Shingles with a minimum standard self Adhered underlayment, Standard color
Tile with (1) layer of self adhered underlayment direct to deck,, least expensive brand available, basic colors
Metal with an self Adhered underlayment, Least expensive brand, Butterfly Clip panels, Standard Color
Flat roof with a tin capped base sheet, self adhered Mid-ply and a self-adhered Cap Sheet
Intermediate Service
Florida Building Code minimum standards met
Shingles with a modified bitumen (i.e. Polystick MTS) self Adhered underlayment, Standard color
Tile with (2) layer of self adhered underlayment direct to deck,, least expensive brand available, basic colors
Metal with an self Adhered underlayment, mechanically attached/standing seam, Intermediate brand available Standard Color
Flat roof with a tin capped base sheet, self adhered Mid-ply and a hot torch applied Cap Sheet
Advanced Service
Florida Building Code minimum standards met
Shingles with a modified bitumen (i.e. Polystick MTS) self Adhered underlayment, Any color, matching drip edge metal, additional SA membrane in valleys and around all penetrations
Tile with a tin-capped base sheet, a hot mopped modified bitumen top membrane, premium brand, premium colors, matching drip edge metal
Metal with an self Adhered underlayment, mechanically attached/standing seam, Premium Brand, Any Color
Flat roof with a tin capped base sheet, hot-mopped modified bitumen mid-ply, hot mopped modified bitumen top membrane
